The New School Rooms is situated in the picturesque village of Box and is within easy reach of the World Heritage city of Bath, 6 miles away. This spacious apartment is positioned on the ground floor of a beautiful Georgian family residence, providing accommodation for up to 12 guests, and includes exclusive use of the heated swimming pool and premium hot tub: the perfect hub for families and groups looking to relax by the pool or explore the endless list of local attractions.
About this space
Upon entering you will be greeted by a recently refurbished, fully equipped kitchen, complete with marble flooring, a large 5 burner range cooker, dishwasher and washing machine. To the left of the kitchen is a very generous open-plan lounge and dining room measuring 4 x 10 metres: an impressive, flexible space that boasts plenty of traditional features. There are three comfy sofas, which are also sofa beds, a large dining table, a flat screen television, a sound system, a pool table, a blackboard and board games.
Sleeping arrangements
There are 3 bedrooms and 3 sofa beds, sleeping up to 12 guests: 1 twin room with en suite, 2 double rooms with en suite, and 3 double sofa beds in the main living area.
Pool, hot tub and outside space
The private heated swimming pool, premium hot tub and Mediterranean style terrace create a social haven with something for everyone to enjoy. These facilities are located 20 metres across the courtyard from the apartment and are for your exclusive and private use during your stay.
There is also an alfresco dining area at the front of the property, a perfect spot for afternoon tea or a barbecue. A barbecue and gas can be supplied on request.
The swimming pool is open from April to November and the hot tub is open all year round. The outdoor areas close at 9pm. Out of respect for our neighbours we ask that you refrain from playing music outside; speakers are provided inside which can be used until midnight, after which we ask that noise is kept to a minimum.
Guest access
You have your own private entrance and 24 hour check-in: the key is left in a lock box, with the code supplied by email. Early check-in and late check-out can on occasion be accommodated, chargeable at the same hourly rate as your stay.
Parking and travel
There is free parking available on site, and buses run to Bath or Chippenham up to 4 times per hour.
There is a 7.4kW Type 2 electric vehicle charger at the property, available through the CoCharger app, where its availability and charges are published.

A beautiful home for a stay so close to central bath! Bath is 14 minutes away and super accessible by Uber or Taxi. The house itself is lovely! Beautiful pool area and hot tub – but note this can’t be used after 9pm which was a bit disappointing. The owner kindly let us use it before we went after messaging him! Very clean house, comfy beds and all so clean. We absolutely loved it for a hen do and would definitely recommend to big trips!

Great stay in Box with lovely local walks. The flat had everything we needed and we especially loved using the hot tub. Got a bit cold late at night and middle of the day if you’re in as the heating is on a timer and we couldn’t find the thermostat. We didn’t get round to asking about this but would recommend enquiring if you’re visiting in winter. Handy guest handbook on arrival and location is not far from Bath- you can easily book a local taxi into town

Good communication and directions, house doesn’t provide any kitchen essentials for cooking so take some essentials with you. The lounge is a very big space which is set out to accommodate big groups so not very cosy and homely. All other areas are tastefully decorated and comfortable. We didn’t use the outdoor space as was December. But I guess they are an added bonus in warmer month. All in all we had a nice stay but felt more thought should go into the lounge space to make it more appealing.
The Indian take away did a lovely meal on the Friday night and we travelled into Bath on the Saturday. Bus stop is a 4 min walk from house.
