The School Rooms Estate is situated in the picturesque village of Box and is within easy reach of the World Heritage city of Bath, 6 miles away. Providing accommodation for up to 20 guests, it is the perfect hub for families and groups looking to relax by the pool or explore the endless list of local attractions. The main apartment is positioned on the ground floor of a beautiful Georgian family residence and sleeps up to 12 guests, alongside two self-contained lodges sleeping up to 4 guests in each.
About this space
Upon entering The School Rooms you will be greeted by a recently refurbished, fully equipped kitchen, complete with marble flooring, a large 5 burner range cooker, dishwasher and washing machine. To the left of the kitchen is a very generous open-plan lounge and dining room measuring 4 x 10 metres: an impressive, flexible space that boasts plenty of traditional features. There are three comfy sofas, which are also sofa beds, a large dining table, a flat screen television, a sound system, a pool table, a blackboard and board games.
Sleeping arrangements
Main apartment: 3 bedrooms and 3 sofa beds, sleeping 12. One twin room with en suite, two double rooms with en suite, and three double sofa beds in the main living area.
Two separate lodges: studio apartments with kitchenette and en suite, sleeping 4 in each, with a double bed and a sofa bed.
Pool, hot tub and outside space
The heated swimming pool, hot tub and Mediterranean style terrace create a social haven with something for everyone to enjoy. These facilities are conveniently located between The School Rooms and The Lodges and are for your exclusive use.
There is an alfresco dining area at the front of The School Rooms, a perfect spot for afternoon tea or a barbecue. A barbecue and gas can be supplied on request.
The swimming pool is open from April to November and the hot tub is open all year round. The outdoor areas close at 9pm. Out of respect for our neighbours we ask that you refrain from playing music outside; speakers are provided inside which can be used until midnight, after which we ask that noise is kept to a minimum.
Guest access
You have your own private entrance which allows 24 hour check-in: the key is left in a lock box, with the code supplied by email. Early check-in and late check-out can on occasion be accommodated, chargeable at the same hourly rate as your stay.
Parking and travel
There is free parking available on site, and buses run to Bath or Chippenham up to 4 times per hour.
There is a 7.4kW Type 2 electric vehicle charger at the property, available through the CoCharger app, where its availability and charges are published.

We had a truly fantastic stay! From the moment we arrived, we fell in love with the house instantly. The surroundings were absolutely beautiful, creating the perfect setting for a special celebration. We stayed for a birthday party, and it couldn’t have been a better choice.
The house had everything we needed and was very well equipped, making our stay completely stress-free. It was also heated perfectly, which made it feel extra cosy and welcoming. The lodges were such a lovely touch and really added something special to the whole experience.
We couldn’t have asked for more and would highly recommend it to anyone looking for a beautiful, well-equipped place to celebrate or simply relax. We’re already looking forward to coming back!

This stay was for 13 adults and one infant. The accommodation is perfect for groups wanting to have a relaxing base and especially if some of your party prefer to have some privacy with the 2 lodges. It was well presented, clean and mostly stocked with essentials.
It does say that there is space for 4 cars near the main house but this is not the case. We could only fit three and that was a very tight squeeze. Also one of the sofa beds in the lodge is described as a double but would not fit two adults.
The main oven did keep cutting out but by the time we realised this it was too late for our chef to do anything about it, we made do with the smaller one. Also the WiFi although when you could connect was great, was constantly dropping off the list of WiFi networks so if you need good WiFi something to bare in mind, it’s not something we needed thankfully so not too much of an issue.
Overall it served the house served its purpose well for what we needed

The hot tub was also a welcome addition and kept us warm during the cold!
Comfortable house, although it can get a little cold.
There is a family living upstairs from the main house. We weren’t aware of this and it caught us off guard when checking in and locating where we were staying. You can also hear them moving around upstairs when you’re in the bedrooms. Just something to be aware of.
