The School Rooms Estate is situated in the picturesque village of Box and is within easy reach of the World Heritage city of Bath, 6 miles away. Providing accommodation for up to 20 guests, it is the perfect hub for families and groups looking to relax by the pool or explore the endless list of local attractions. The main apartment is positioned on the ground floor of a beautiful Georgian family residence and sleeps up to 12 guests, alongside two self-contained lodges sleeping up to 4 guests in each.
About this space
Upon entering The School Rooms you will be greeted by a recently refurbished, fully equipped kitchen, complete with marble flooring, a large 5 burner range cooker, dishwasher and washing machine. To the left of the kitchen is a very generous open-plan lounge and dining room measuring 4 x 10 metres: an impressive, flexible space that boasts plenty of traditional features. There are three comfy sofas, which are also sofa beds, a large dining table, a flat screen television, a sound system, a pool table, a blackboard and board games.
Sleeping arrangements
Main apartment: 3 bedrooms and 3 sofa beds, sleeping 12. One twin room with en suite, two double rooms with en suite, and three double sofa beds in the main living area.
Two separate lodges: studio apartments with kitchenette and en suite, sleeping 4 in each, with a double bed and a sofa bed.
Pool, hot tub and outside space
The heated swimming pool, hot tub and Mediterranean style terrace create a social haven with something for everyone to enjoy. These facilities are conveniently located between The School Rooms and The Lodges and are for your exclusive use.
There is an alfresco dining area at the front of The School Rooms, a perfect spot for afternoon tea or a barbecue. A barbecue and gas can be supplied on request.
The swimming pool is open from April to November and the hot tub is open all year round. The outdoor areas close at 9pm. Out of respect for our neighbours we ask that you refrain from playing music outside; speakers are provided inside which can be used until midnight, after which we ask that noise is kept to a minimum.
Guest access
You have your own private entrance which allows 24 hour check-in: the key is left in a lock box, with the code supplied by email. Early check-in and late check-out can on occasion be accommodated, chargeable at the same hourly rate as your stay.
Parking and travel
There is free parking available on site, and buses run to Bath or Chippenham up to 4 times per hour.
There is a 7.4kW Type 2 electric vehicle charger at the property, available through the CoCharger app, where its availability and charges are published.

Kitchen not massive but communal space is a good size.
You are underneath another property and can hear the movement in the bedrooms. But not an issue just something to be aware of.
Overall a pleasant stay.

This is a lovely house is beautiful surroundings, close to amenities but really peaceful. The pool and hot tub were fantastic and there was lots of room for socialising for our group. The only downside was the very late check-in, which meant we didn’t have much time on the first day or a 2 day stay.

Really enjoyed our stay here. This spot is a gem and perfect for what we were looking for, with nice privacy, beautiful scenery and great to have access to local pubs, shops and restaurants within walking distance. It was a nice touch with the homemade bread. Hope to maybe someday return and thanks for a positive first experience.

There were 17 of us and we stayed here for two nights. It was an amazing place with lots of great facilities. The pool and hot tub in particular were amazing. The beds were comfortable and the place had a very cosy and friendly feel to it, making us feel at home. We also used the BBQ which was great and the seating outside was nice to have.
