The New School Rooms is situated in the picturesque village of Box and is within easy reach of the World Heritage city of Bath, 6 miles away. This spacious apartment is positioned on the ground floor of a beautiful Georgian family residence, providing accommodation for up to 12 guests, and includes exclusive use of the heated swimming pool and premium hot tub: the perfect hub for families and groups looking to relax by the pool or explore the endless list of local attractions.
About this space
Upon entering you will be greeted by a recently refurbished, fully equipped kitchen, complete with marble flooring, a large 5 burner range cooker, dishwasher and washing machine. To the left of the kitchen is a very generous open-plan lounge and dining room measuring 4 x 10 metres: an impressive, flexible space that boasts plenty of traditional features. There are three comfy sofas, which are also sofa beds, a large dining table, a flat screen television, a sound system, a pool table, a blackboard and board games.
Sleeping arrangements
There are 3 bedrooms and 3 sofa beds, sleeping up to 12 guests: 1 twin room with en suite, 2 double rooms with en suite, and 3 double sofa beds in the main living area.
Pool, hot tub and outside space
The private heated swimming pool, premium hot tub and Mediterranean style terrace create a social haven with something for everyone to enjoy. These facilities are located 20 metres across the courtyard from the apartment and are for your exclusive and private use during your stay.
There is also an alfresco dining area at the front of the property, a perfect spot for afternoon tea or a barbecue. A barbecue and gas can be supplied on request.
The swimming pool is open from April to November and the hot tub is open all year round. The outdoor areas close at 9pm. Out of respect for our neighbours we ask that you refrain from playing music outside; speakers are provided inside which can be used until midnight, after which we ask that noise is kept to a minimum.
Guest access
You have your own private entrance and 24 hour check-in: the key is left in a lock box, with the code supplied by email. Early check-in and late check-out can on occasion be accommodated, chargeable at the same hourly rate as your stay.
Parking and travel
There is free parking available on site, and buses run to Bath or Chippenham up to 4 times per hour.
There is a 7.4kW Type 2 electric vehicle charger at the property, available through the CoCharger app, where its availability and charges are published.

The shower was very slow (might need replacing), It was very cold in the night, we weren’t aware of the swimming pool being closed until April. and also the Jacuzzi timings should not be restricted. overall the day was okay but might need to consider few changes.

Family reunion after I was working away for 4 months. James place was perfect with the main living area so spacious and the dining area great for all to sit and eat and drink and talk the night away . Bedrooms are very comfortable and spotless . Highly recommend James’s house and 100% book again

The place was great for a large group, the lounge/games room was a nice size however i feel like the sofas’s needed cleaning and the dining table benches were abit squeaky and dodgy to sit on, need updating on furnishings. Was clean but could be cleaner, were cob webs in the bedrooms. The hot tub was lovely, spacious and clean. Location overall was great, walking distance to an indian restaurant and other pubs on the road. A 24hours petrol station/supermarket 2minute walk which is handy. Over all, was nice.

It’s a lovely apartment and the swimming pool and hot tub really make it aworthwhile stay. It is clearly run by a management agency not the owner and therefore the communication was often slow and impersonal although it was better once at the property. The most frustrating thing was how inflexible the check in was – 5pm earliest which is really too late with children – they couldn’t help accommodate us even 1 hour earlier frustratingly . The other main issue as the property has very thick walls is everything feels quite damp and nothing can dry out (towels etc) I had to request to put the heating on in order to dry clothes on a rainy day but there was no way of putting on any heating and the heated towel rails didn’t work either. The main space is very nice and the beds are comfy and theres good space for 2 families (8) although I wouldn’t want 12 as they suggest, but the bathrooms need some repair – mould on walls etc. Box is a nice quiet village and quick easy drive to Bath.
