The School Rooms Estate is situated in the picturesque village of Box and is within easy reach of the World Heritage city of Bath, 6 miles away. Providing accommodation for up to 20 guests, it is the perfect hub for families and groups looking to relax by the pool or explore the endless list of local attractions. The main apartment is positioned on the ground floor of a beautiful Georgian family residence and sleeps up to 12 guests, alongside two self-contained lodges sleeping up to 4 guests in each.
About this space
Upon entering The School Rooms you will be greeted by a recently refurbished, fully equipped kitchen, complete with marble flooring, a large 5 burner range cooker, dishwasher and washing machine. To the left of the kitchen is a very generous open-plan lounge and dining room measuring 4 x 10 metres: an impressive, flexible space that boasts plenty of traditional features. There are three comfy sofas, which are also sofa beds, a large dining table, a flat screen television, a sound system, a pool table, a blackboard and board games.
Sleeping arrangements
Main apartment: 3 bedrooms and 3 sofa beds, sleeping 12. One twin room with en suite, two double rooms with en suite, and three double sofa beds in the main living area.
Two separate lodges: studio apartments with kitchenette and en suite, sleeping 4 in each, with a double bed and a sofa bed.
Pool, hot tub and outside space
The heated swimming pool, hot tub and Mediterranean style terrace create a social haven with something for everyone to enjoy. These facilities are conveniently located between The School Rooms and The Lodges and are for your exclusive use.
There is an alfresco dining area at the front of The School Rooms, a perfect spot for afternoon tea or a barbecue. A barbecue and gas can be supplied on request.
The swimming pool is open from April to November and the hot tub is open all year round. The outdoor areas close at 9pm. Out of respect for our neighbours we ask that you refrain from playing music outside; speakers are provided inside which can be used until midnight, after which we ask that noise is kept to a minimum.
Guest access
You have your own private entrance which allows 24 hour check-in: the key is left in a lock box, with the code supplied by email. Early check-in and late check-out can on occasion be accommodated, chargeable at the same hourly rate as your stay.
Parking and travel
There is free parking available on site, and buses run to Bath or Chippenham up to 4 times per hour.
There is a 7.4kW Type 2 electric vehicle charger at the property, available through the CoCharger app, where its availability and charges are published.

The Hermitage is well located and we found it without problem, communication beforehand was great and check in instructions clear with the team working hard to assist with our queries.
Stayed for a stag weekend and the place served our needs perfectly – clean and tidy with ample space and good facilities like the hot tub and pool table, bedrooms were spacious and comfortable.
Box is a great village with a nice Indian and pubs in walking distance, Bath only a short taxi ride away if you need a bit more.
We’d definitely use the place again and happily recommend to others.

We stayed here for our hen do with 9 ladies. The grounds are absolutely gorgeous and very private, so there were no onlookers around the pool. location is great, just a short taxi ride in Bath City Centre, with some cute little cafes within Box Town Centre.

We had a good time at the School rooms but there were some issues which we have pointed out to the owner and also, although the listing has since been amended sine we booked, we did not feel it was a totally accurate description of the property at the time of our booking.
The swimming pool and hot tub was the big draw and why we booked the properry and kids and adults alike used it and enjoyed it. This is the main attraction of the listing and what you are paying for.
However this property is not totally suitable for families with little kids as not all the bedrooms are contained within the main apartment – the listing now makes this clear – it did not when we booked. We went as a party of 11, one family of 5 and one of 6 One of the rooms says it has 3 beds but this is not in the main house and we did not feel comfortable allowing two 12 year olds and a 10 year old to sleep in the separate apartment down the driveway so one of the kids slept on the floor. There is only one, albeit very large, communal space, and so to make up 3 sofa beds in that area would have been annoying.
Apart from the swimming pool, hot tub and terrace, which are not directly accessible from the apartment but midway between it and the the two separate apartments there is no lawn area to play games.
The tiny freezer section of the fridge was broken and we were left with pools of water around the fridge….we did mention this to Eleanor / Olaf and they offered to fix it while we were there. We declined as we did not need the freezer but hopefully it will be fixed for the next occupant. Note there are no condiments like salt or pepper in the kichen. We left a bottle of oil.
Finally, like others who stayed in the apartment before us, we were woken up by footsteps from the apartment above.
